The short answer: 433 Seaward Road in Corona del Mar was on the market for six months with no offers. After Michael Mena repositioned it with a targeted redesign, community events inside the home, and a series of marketing videos, it sold in 17 days. The seller lived out of state the entire time.

The situation

When the seller came to me, the home had been listed for six months. There had been no offers. She was living out of state, managing everything from a distance, and understandably tired of the process.

The home itself wasn't the problem. What hadn't worked was how it was being presented, and who was seeing it.

What we changed

1. A redesign focused on the seller's return

We didn't renovate for the sake of it. Every change was chosen for what it would return to the seller at sale, so the home photographed and showed the way buyers in this neighborhood expect.

2. Community events inside the home

Instead of waiting for buyers to find the home, we brought people into it. We hosted community gatherings there, including the founding night of Ascent Collective, so people experienced the home as a place to live and gather, not just a listing.

3. Video that told the home's story

We produced a series of marketing videos that showed the lifestyle around the home. Buyers in coastal Orange County purchase a way of living. The videos let them feel it before they visited.

4. Personal management from start to close

I handled every step directly, with no hand-offs to a team. The seller never had to fly in.

The result

The relaunched home sold in 17 days. The seller has since moved to New York, and we're filming her story so other homeowners can hear it in her own words.

Every home is different, and I won't promise anyone seventeen days. What this home proves is that a stalled listing is information, not a verdict.

What this means if your home hasn't sold

  • Price is rarely the whole story. This home sold without being reinvented. The presentation and reach changed.
  • The right buyers may not have seen it yet. Events and video reached people a portal listing never would.
  • Distance doesn't have to be a barrier. A seller can be fully supported without being on site.
