Private investor community · Corona del Mar
Off-market opportunities, shared with an aligned few.
The best coastal Orange County deals rarely reach a public portal. I share curated off-market opportunities — teardowns, rebuilds, and value-add homes — with a small community of investors and developers who think in decades, not days.
The kinds of opportunities we see
Each one comes with the property, the thesis, and the honest numbers — so you can decide for yourself.
Teardown & rebuild lots
Older homes on valuable coastal land, where the opportunity is in what comes next.
Value-add homes
Well-located properties where thoughtful renovation and repositioning create the return.
Assignment opportunities
Contract-stage deals in surrounding cities for investors who move with clarity.
Partnership deal flow
Sourcing built around your buying box, with community capital as a possible partner on larger projects.
Why this is different
Alignment over volume
- Curated, not blasted. You'll see fewer opportunities — the ones that actually fit what you've told me you want.
- Honest underwriting. I'll tell you what I see, including the risks and why a deal might not be right for you.
- Real relationships. We meet in person in Corona del Mar. This is a community, not a mailing list.
- One point of contact. You work with me directly, from first look to closing and beyond.
Fifteen years and more than $250 million in coastal Orange County has taught me that the best returns come from patience, local knowledge, and partners you trust. That's what this community is built on.
Questions investors ask
How do I find off-market properties in Corona del Mar or Newport Beach?
Most off-market coastal Orange County properties move through relationships rather than public portals — homeowners who want privacy, estates, owners of older homes ready for a rebuild, and agents with pocket listings. The most reliable way in is to work with a local broker who maintains those relationships and to be clear about your buying criteria so the right opportunity reaches you early.
Is Corona del Mar a good place to invest in a teardown or rebuild?
Corona del Mar has limited land, strong long-term demand, and a large stock of older homes on valuable lots, which is why teardown and rebuild projects are common there. Returns depend heavily on acquisition price, entitlement and permitting timelines in the City of Newport Beach, construction costs, and exit pricing. Each deal should be underwritten individually with conservative assumptions.
What types of opportunities do you share?
Opportunities have included off-market teardown and rebuild lots in Corona del Mar, value-add single-family homes, and assignment contracts in surrounding Orange County cities. Each opportunity is shared with a summary of the property, the thesis, and the key numbers so investors can evaluate fit for themselves.
What is the investor community, and who is it for?
A private, relationship-based group of investors and developers who meet in Corona del Mar to share deal flow, insight, and partnership opportunities in coastal Orange County. It's for investors who value alignment and long-term relationships over volume, and for developers looking for a close capital and deal-sourcing partner.
Do you partner with developers?
Yes. I'm intentionally building close partnerships with a small number of developers. The first step is understanding your buying box — location, lot size, budget, and project type — so opportunities can be sourced around it. For larger projects, the investor community can potentially participate on the capital side.
Is this investment advice?
No. I'm a licensed real estate broker, not a financial advisor. Opportunities are shared for informational purposes, and investors should conduct their own due diligence and consult their own legal, tax, and financial advisors.
